Yes, and here’s why most people are asking the wrong version of that question. The real question isn’t “is the market perfect?” It’s “is this the right move for me right now?” In Southeast Michigan in 2026, the conditions are better for buyers than they’ve been in years. Let me walk you through what’s actually happening.
Inventory is up. That means more options and less pressure. In 2021 and 2022, buyers were waiving inspections and offering tens of thousands over asking price just to compete. That level of frenzy is gone. Homes are still selling (well-priced homes in markets like Ypsilanti, Belleville, Van Buren Township, and Ann Arbor are still moving in two to four weeks), but buyers today have time to breathe, ask questions, and negotiate.
Rates are higher than the historic lows of 2020 and 2021. That’s true. But those ultra-low rates also pushed prices to historic highs. What we have now is a more balanced relationship between price and rate. And if rates drop in the next 12 to 18 months, which many economists expect, you can refinance. But you cannot go back and buy the home you wanted at today’s price.
Here’s the other thing people miss: waiting has a real cost. Every month you wait, you’re paying rent that builds zero equity. Every month you wait, you’re one month further from the day you own your home outright. The “perfect moment” to buy is a myth. The right moment is when your finances are ready and a home fits your life.
