How do you price your home to sell in Southeast Michigan?
The short answer: you price it based on what the market says, not what you need, not what your neighbor got two years ago, and not what you think it’s worth. Price creates attention. And in today’s market, attention in the first ten days is everything.
Here’s how it actually works. When your home goes live on the market, it gets its biggest wave of attention immediately. Buyers who have been watching for weeks or months see it the moment it appears. If the price is compelling, you get showings. Showings create offers. Offers create leverage. That window is roughly seven to ten days, and after that, activity drops off significantly.
What I see most often is sellers pricing based on emotion or need rather than data. What you paid for the home doesn’t change what a buyer will pay today. What you need to net after paying off your mortgage is a personal finance question, not a market question. What a different home sold for two years ago in a completely different market environment is nearly irrelevant.
In Southeast Michigan right now, buyers are doing their homework. They’re looking at comparable sales. They’re comparing your home to everything else active on the market. If your price is out of line, they’re not going to tell you. They’re just going to move on.
Overpricing doesn’t protect you. It hurts you. A home that sits accumulates days on market, which buyers notice. Then you reduce the price, which signals weakness. You often end up netting less than if you’d priced it right from day one.
What I do with every seller is a detailed Comparative Market Analysis: a real look at what’s sold in your area in the last 60 to 90 days, what’s currently active, and how your home compares based on size, condition, and location. From that analysis, we build a pricing strategy together. Not just a number. A strategy designed to create demand.
A correctly priced home in this market still generates strong results. I’ve seen well-prepared, well-priced homes in Ypsilanti, Belleville, Van Buren Township, and Ann Arbor sell quickly and cleanly because the seller trusted the data and made a clear decision.
If you’re thinking about selling and want to know what your home is worth in today’s market, let’s start with a conversation. I’ll give you a straight answer based on real numbers.
