What Month Do Houses Sell for the Least?

Most people know spring is when the real estate market heats up. What a lot of people don’t know is just how much the calendar affects what you actually pay, or get paid, for a home.

January is consistently the month when homes sell for the least. Nationally, the gap between a January closing and a June closing runs around $27,000 for comparable homes. Same house, different month, very different number.

The reason comes down to supply and demand. In January, fewer buyers are out looking. The holiday season just ended, the weather is rough (especially here in Michigan), and most people aren’t thinking about moving. That reduced competition gives buyers more leverage, and it gives sellers fewer options.

What that looks like in practice is longer time on market, more price reductions, and sellers who are often more willing to negotiate on price, repairs, and closing costs. The data shows the average price reduction in January is nearly $17,000 compared to peak months.

November and December see similar dynamics. The fall slowdown is real, and it tends to carry through the first few weeks of the new year before things pick back up.

For buyers, this creates a genuine window. You’re not fighting five other offers. You’re not being rushed. You have time to ask questions, get inspections, and negotiate from a position of strength.

For sellers, the flip side is equally important. Listing in January because you have to is one thing. Listing in January by choice when you don’t need to is a different conversation. The spring market, April through June, is historically when sellers see the strongest prices and the fastest closings.

Understanding where we are on the calendar is one of the simplest ways to make a smarter real estate decision. Timing isn’t everything, but it matters more than most people realize.
