One of the most common questions I get from people selling an inherited house is whether they should fix it up first or just sell it as-is.
The honest answer is it depends on the house and what you’re trying to get out of the sale.
Selling as-is means less work and less money out of pocket up front. You’re not managing contractors or waiting on repairs before you can list. This route usually makes sense if the home needs major work, if you live far away, or if getting it sold quickly matters more than maximizing the price.
Fixing it up first can raise the sale price, but it also comes with real costs and real time. Painting, flooring, and small cosmetic updates tend to pay for themselves. Big structural repairs are a different conversation, and they don’t always return what you put into them.
A simple way to think about it: get a clear read on what the house would sell for as-is, and what it could sell for after specific updates, minus the cost of those updates and the time they’ll take. That comparison makes the decision a lot less emotional and a lot more practical.
If you’re not sure which category your situation falls into, send me some photos or let’s walk the house together. I can give you a straight read on what’s actually worth fixing and what isn’t.
