If you’ve been thinking about selling your home, here’s what the data says: June is the best month to do it.
That’s not a pitch. It’s what the numbers show, year after year.
In June 2025, the national median home sale price hit $446,000, the highest ever recorded. Sellers who listed in May and June earned premiums of between 5.9% and 12.8% above their home’s estimated market value. Compare that to winter listings, where sellers typically see just 3 to 4%. The gap is significant.
In Michigan specifically, homes sold in June spent an average of 43 days on the market. That’s 19 days faster than the annual average. Faster sales mean less uncertainty, fewer carrying costs, and a lot less of the back-and-forth that wears sellers out.
So why does June work so well? A lot of it comes down to one thing: buyers in June have a deadline.
Families with school-age children need to close, move in, and get settled before September. That urgency drives real competition. Buyers aren’t casually browsing. They’re ready to make decisions. That dynamic is what pushes offers up and keeps days on market down.
There’s also the environmental side of it. Longer days and warm weather mean more showings, better photos, and buyers who are in a good headspace. A backyard looks completely different in June than it does in November. Curb appeal matters, and June gives you the best version of it.
Markets like Ann Arbor and the broader southeast Michigan area follow this same pattern. June has consistently been the month when sellers receive the highest sale-to-list price ratios, often at or above asking price on well-prepared homes.
None of this means selling in another month is a mistake. Life doesn’t always line up with market timing. But if you have flexibility, June gives you the best combination of factors working in your favor: the most buyers, the most urgency, and the strongest prices of the year.
The goal isn’t to create pressure. It’s to make sure you have the full picture so you can make the right call for your situation.
